To support accurate decision‑making from the outset, we provide different levels of triaging on potential housing disrepair cases. INSTRUCTIONS MADE EASY

To ensure every case is handled with clarity, fairness and the appropriate level of collaboration, 3d Plus offers three distinct instruction pathways. Each option is designed to meet the specific needs of the parties involved, whether acting independently, jointly, or through a shared agreement. The following outlines the three types of instruction available and how each supports a transparent and compliant assessment process.

3d Plus manages three forms of inspection depending on the needs of the case:

Single Inspection

A surveyor acts solely for the claimant and provides an independent report.

Joint Inspection

Our surveyor attends the property together with the landlord’s surveyor so both parties are present during the inspection. If preferred, staggered inspections can also be arranged, allowing each party to attend separately.

Single/Joint Inspection

A mutually agreed surveyor prepares a single report on behalf of both landlord and solicitor. All work follows the Housing Disrepair Protocol to maintain accuracy, fairness and full compliance.

  • Structural Reports
    A structural report is a document prepared by a qualified structural engineer after they assess the main structural elements of a building. The inspection focuses on visible areas and is usually non-intrusive, meaning the engineer does not remove finishes or open up the structure unless this has been specifically arranged.
     
    The report explains:
     
    What was found during the structural inspection
    Any defects or signs of movement, such as cracks, bulging walls, a sagging roof or uneven floors
    Whether the building appears structurally sound and safe
    Possible causes of the issues, such as settlement, subsidence, moisture damage or overloading

    A structural report helps determine whether the building is stable and whether the structural elements are performing as they should. It provides clear guidance on the seriousness of any defects and what actions are required to prevent the problems from getting worse.
     
    If the engineer identifies significant structural concerns, such as active movement, weakened supports or compromised foundations, the report will highlight the level of risk and any urgent work needed to make sure the building remains safe for occupants.
     
    In summary, a structural report gives a professional opinion on the safety, stability and long-term condition of the building’s structure, together with practical recommendations for repair or improvement.
  • Heating Engineering Reports
    A heating engineer’s report is a written document produced by a qualified heating engineer after inspecting a property’s heating system. It explains the condition, performance, and safety of the system in clear terms.
    Here’s what it typically includes:
     
    What a Heating Engineer’s Report Covers
     
    System Condition: A description of the current state of boilers, radiators, pipework, thermostats, and controls.
    Safety Checks: Confirmation of whether the system is operating safely, including checks for gas leaks, ventilation issues, flue problems, or signs of carbon monoxide risks.
    Performance Assessment: How well the system is heating the property and whether it is working efficiently.

    An EPA report also considers whether the conditions amount to a Statutory Nuisance. This means the report assesses whether anything in the building could harm someone’s health, such as damp, mould, fungi, or dust mites.
     
    If the overall conditions are judged to be harmful, the report may conclude that a Statutory Nuisance exists and that the environment is not safe for people’s long term health.
